These Terms and Conditions govern the access to and use of the Shelters by the Sea website, as well as accommodation reservations made through it.


By making a reservation through this website, the user declares that they have read, understood, and fully accepted these Terms and Conditions.

The activity carried out corresponds to the operation of Local Accommodation (Alojamento Local), duly registered in Portugal.

2. Purpose


This website allows users to make direct reservations for local accommodation units provided by Shelters by the Sea.

Reservations made through the website constitute a contract for the provision of temporary accommodation services between the guest and the accommodation operator.


3. Reservation Process


To make a reservation, the user must:

  • Select the desired dates
  • Indicate the number of guests
  • Fill in the requested personal information
  • Confirm the reservation by completing the payment


After payment confirmation, the guest will receive a reservation confirmation email containing all the details of the stay.

A reservation is only considered valid after payment has been confirmed.


4. Prices


All prices displayed on the website:

  • Are indicated in euros (€)
  • Include VAT at the legally applicable rate, when applicable
  • May include or exclude local tourist taxes, as indicated at the time of booking


Shelters by the Sea reserves the right to change prices at any time, without affecting reservations that have already been confirmed.


5. Payment


Reservation payments may be made through the following methods:

  • Credit or debit card
  • Online payment platforms
  • Other methods indicated at the time of booking


Depending on the booking conditions, the following may be required:

  • Full payment at the time of reservation, or
  • Partial payment followed by settlement before check-in


6. Cancellation Policy


Reservations made through the website are subject to the Shelters by the Sea Cancellation Policy, available on a dedicated page of the website.


In general, a strict cancellation policy applies, similar to the one used on the Airbnb platform.

Guests are advised to carefully read the policy before making a reservation.


7. Check-in and Check-out


Unless otherwise indicated:

Check-in: from 15:00Check-out: until 11:00

Times may be adjusted upon prior agreement and subject to availability.

Guests must provide the necessary information to comply with legal guest registration obligations with SEF/AIMA.


8. House Rules


During their stay, guests agree to:

  • Respect the accommodation and its equipment
  • Comply with noise and coexistence rules
  • Respect the maximum number of guests allowed
  • Not organize parties or events without authorization
  • Comply with applicable Portuguese legislation


Failure to comply with these rules may result in immediate cancellation of the stay without refund.


9. Security Deposit


A security deposit may be required to cover any potential damages to the property.

If no damages or violations are identified, the deposit will be returned after inspection of the accommodation.


10. Liability


Shelters by the Sea cannot be held responsible for:

  • Loss or damage to guests’ personal belongings
  • Interruptions caused by external factors (power outages, internet failures, natural events, etc.)
  • Actions or behavior of third parties beyond the accommodation’s control


11. Force Majeure


Neither party shall be held responsible for failure to fulfill their obligations when such failure results from force majeure circumstances, including but not limited to:

  • Natural disasters
  • Government restrictions
  • Public health emergencies
  • Unforeseeable events beyond the control of the parties


12. Data Protection


Personal data collected during the reservation process will be processed in accordance with the website’s Privacy Policy and in compliance with the General Data Protection Regulation (GDPR).

The data may be used for:

  • Reservation management
  • Communication with guests
  • Compliance with legal obligations


13. Complaints Book

14. Dispute Resolution


In the event of a dispute, the consumer may resort to an Alternative Consumer Dispute Resolution entity.

15. Changes to the Terms and Conditions


Shelters by the Sea reserves the right to modify these Terms and Conditions at any time, with changes being published on the website.


Such changes do not affect reservations that have already been confirmed.


16. Applicable Law


These Terms and Conditions are governed by Portuguese law.

In the event of a dispute, jurisdiction shall lie with the court of the district where the accommodation is located, unless otherwise required by law.
